The standing stock already trading is only half the picture. New student accommodation is created through the planning system, and the schemes below are the student-accommodation applications we track moving through it: new purpose-built blocks, studio and cluster schemes, plus the office-to-PBSA conversions and changes of use that bring new bedspaces into supply. For a developer or investor this is the forward pipeline; for a lender it is where the next development facilities will be drawn.
We arrange development, forward funding and conversion finance for these schemes, usually to around 60 to 70 percent of cost, sized on the end value and the operator that will run the scheme. This is finance for the build and the investment, not a student loan or help paying rent.
